Moving House in Japan [2026 Step-by-Step Guide for Foreigners]

Published 2026.06.12 | MRI Co., Ltd. — Zainichi Life Navi Editorial Team

Moving house in Japan involves many steps — from canceling your lease to notifying city hall and reconnecting utilities. Here's a clear overview of everything you need to do, with special attention to the steps that matter most for foreign residents.

① Before the move: canceling your current apartment

Most leases require 1–2 months' notice before your intended move-out date. Check your contract for the exact "notice period" (解約予告期間).

  • Confirm your move-out date and notify the landlord/management company in writing
  • Schedule the move-out inspection (立会い) — a joint walk-through of the apartment
  • Begin the process of canceling or transferring utilities (see below)
Photograph everything on move-in: Take dated photos of all pre-existing damage when you first move in. This protects your security deposit when you move out.

② City hall procedures (deregistration and re-registration)

ProcedureWhereTimingWhat to bring
Move-out registration (転出届)Old city hallUp to 14 days before OR afterResidence Card, ID
Move-in registration (転入届)New city hallWithin 14 days of movingTransfer certificate + Residence Card
Foreign residents must update their Residence Card address: At the same counter when you do the 転入届, staff will update the address on the back of your Residence Card. This is legally required within 14 days.

③ Moving company costs

Prices spike during the busy season (March–April and September). Get 2–3 quotes in advance.

Gas requires an in-person inspection: A gas company technician must come to open the valve at your new home. Book an appointment in advance and be present for 15–30 minutes.

⑤ After moving: mail and other notifications

  • Mail forwarding: Submit a change-of-address form at any post office for 1 year of forwarding.
  • NHK: Update your address via NHK's website or local office.
  • Bank & credit cards: Update your address with each financial institution.
  • Health insurance & pension: Update at city hall when you do the 転入届.

FAQ
